Come and see why archeological discoveries and written history confirms that this valley has been a cherished site by nomadic hunters, Native American and Eurpoean settlers. George Washington spent months supervising the construction of Fort Dinwiddie on Meadow Lane in the 1750's for frontier exploration and defense. In the 1900's the Hirsh family developed their steeplechase stud farm, homes and lodging operation along Virginia's finest trout river. Today the recently restored 1860 House dominates an elevated plateau overlooking the river valley where guest cottages and The Lodge surround pastured paddocks and barns. The farmhouse has four bedrooms, open kitchen design with granite countertops, ground floor master suite, living room with fireplace and a beautiful covered patio for enjoying cool summer evenings by a fire. The 1860 House also has a outdoor pool.

While the barn still sees equestrian uses, the family collection of animals ranges from orphan deer to peacocks, many rare breeds of chickens, ducks, geese, pea fowl, milk cows, goats, sheep and a pet donkey. Children love the barn and get up early to help with the morning feeding. The Lodge has a large kitchen and has been operated as overnight guest accommodations where breakfast was served each morning. There are five bedroom and bath suites, living room with fireplace and music room with fireplace. In addition to the 1860 House and The Lodge, Meadow Lane has several other cottages that have also been restored over the past two years. The Car Barn is an attractive two bedroom cottage overlooking the barn paddocks and convenient to the pool and tennis court. There are three other cottages that were once housing for the farm managers and family. They have all been upgraded and restored and are located north of the barn complex under tall white oaks leading to the private deck that looks out over the hayfields and large pond below.

The Jackson Cottage will be a favorite; it sits along the river below the Mare's Barn. Jackson has two bedrooms, one bath and a full kitchen with living room and fireplace. The porch is the perfect place for a cool drink after a long day on the river.

Meadow Lane Farm consists of 910 acres with over two miles of Jackson River centerline boundary. A new survey has just been completed (2015) and is available for your review. The rich soil of the riverbottom has been well maintained in hayfields as the Hirsh family does not operate any more intensive agricultural operations. There are approximately 200 acres of meadows if conversion to other farming uses is desired.
An extensive system of trails has been maintained throughout the woods that are perfect for hiking, mountain biking or horseback riding. They begin with the Figure Eight Horse Track located behind The Lodge and extend for miles until they connect with the George Washington National Forest trails that extend for 8 miles throughout the 20,000 acre Hidden Valley Tract along the Jackson River upstream of Meadow Lane.

Another special feature of this portion of the Jackson River Valley began when Philip Hirsh became the first landowner in Bath County to place his property under conservation easement with the Virginia Outdoors Foundation. Since then every other farm on the river downstream (there is only National Forest upstream) of Meadow Lane has followed suit insuring that the current viewshed and environmental quality will be preserved for generations. When an entire valley is united in conservation, the benefits are immense and shared by all.

Membership initiation fee to The Homestead Golf & Tennis Club is included in the price of the property giving you, your family and guests full access to the resort's extensive amenities. The Homestead is a private Club to many local residents offering activities and amenities unrivalled by any town club: two golf courses, full spa, heated indoor and outdoor pools, Lazy River aquatic feature, driving range, ice skating rink, ski slope, private trout stream, skeet, trap, and sporting clays shooting club, equestrian stable, movie theater, extensive dining and shopping opportunities and private trail easement through the adjoining 10,000 acre Nature Conservancy's Warm Springs Mountain Preserve.

Offered at $4,150,000
